Step One

Define Your Vision & Needs

Before a single measurement is taken, get clear on what you actually want. Most projects go sideways here — either because the brief is too vague or because budget doesn't match ambition. Work through this checklist first:

  • How will you use the deck? (entertaining, poolside, kids/pets, dining, relaxation)
  • What's your realistic budget — including a 10–15% contingency?
  • How much maintenance are you actually willing to do?
  • Privacy, views, shade, and storage needs?

Be friendly with your neighbours — you'll never know when you need their cooperation. Sydney streets are tight and we live on top of each other. Step Six

Choosing Your Builder

Choosing the right deck builder

This matters more than most homeowners realise. A good tradesperson brings you into the process — a bad one hides from it. Here's what to look for:

  • Can they show you completed work in person — not just photos?
  • Are they the one doing the actual work, or subcontracting it?
  • Do they carry public liability and hold a valid contractor licence?
  • Is their quote itemised clearly with materials specified?
  • Do they explain the process upfront, or avoid hard questions?
Red flag: Any builder who can't tell you specifically what framing system and decking brand they're quoting, or who leaves the quote open for variations rather then taking the time to give you a fixed price for your project, is someone to avoid.

Timeline & Budget Reality

Most Eastern Suburbs deck builds typically take a week for construction, you should be able to book your build in 4–8 weeks from contract signing (depending on size, complexity, and council requirements). Budget planning should always include contingencies.

  • Council/certifier fees (CDC or DA application costs)
  • Demolition and disposal of existing structure
  • Electrical, plumbing or drainage if required
  • Access scaffolding on elevated or difficult sites
  • 10–15% contingency for unforeseen conditions
