Why Deck Quotes Differ in Sydney

Two quotes for the same deck on an Eastern Suburbs house are rarely quoting the same job. One price may assume boards on a frame that still has life. Another may include strip-out, disposal, height, stairs, and a frame I will put my name on. The gap looks like greed until you line up the scope.

I do not race to the cheapest number on the phone. Consultation is a site read — then a fixed price for the work that is actually there.

A low open estimate with fat in it is not cheaper. It is unclear.

Fixed price vs open estimate

A fixed price means I have walked the site, measured access and height, and priced the scope I intend to build. An open estimate is often a per-metre guess with contingencies stuffed in because nobody opened the frame or counted the stair stringers.

I would rather tell you what changes the number before we start than invent a round figure that shifts every week.

What actually changes the price

  • Access — side path, stairs, crane thinking, or fence-only material handling
  • Height and structure — low clearances, new footings, or a full frame rebuild vs boards only
  • Disposal — strip-out volume, tip fees, and how rubbish leaves a tight Eastern Suburbs block
  • Board and system — hardwood vs composite vs premium brands; subframe method
  • Engineering supplied by you — when drawings or engineering arrive from your consultant, the build follows that paper; gaps in the paper become site decisions
  • Stairs, balustrade, and junctions — the parts per-metre deck prices love to ignore

I book a Consultation to read the site with you. That is not a complimentary race-to-bottom quote pack. If the deck is cooked, I will say so the same way I do in when a timber deck is past saving. If a contained repair is honest, I will say that too.
